The overall design and build included designing custom lighting, laying new raised access flooring, installing an underfloor ventilation system and encompassing existing damaged columns. Marylebone Place has 10 floors and the team at Gemco were priveledge to design and build the lower three floors to a CAT B standard. All floors have been created with future tenants in mind, presenting a blank palette and clean aesthetic. Tying the exposed services within the ceiling to the rest of the space, a warm off-white tone was chosen, to blend it all together. A high-end finish has been applied with the inclusion of crittal glazing, European Oak floors, pile and loop carpets and bespoke tea points. For incoming tenants, the spaces have been designed and built as serviced offices with a mixture of private offices and meeting rooms. On each floor a member’s lounge is accessible for all those using the building, encouraging collaboration and the feeling of a high-end establishment.
A distinctive feature within the space is the cork wall, made from repurposed champagne corks that did not meet the manufacturer’s quality control standards. Instead of going to waste, these corks are pressed and sliced into panels by our supplier, Granorte, creating the Decodalle Champagner cork wall finish.
